Whitegoods top list of consumer complaints

Whitegoods have�topped the list of consumer complaints made�in�New South Wales, according to�the�Minister for Fair Trading, Anthony Roberts.�Whitegoods, electrical, and gas products accounted for 2,611�complaints of the 42,500 received in total by the agency in 2011.

Defective or�unsatisfactory goods, repairs, maintenance and refunds were cited�as the most common problems. Research shows that Australians are�frustrated with outcomes when faced with defective white goods and�electronic goods especially, said the minister.

If there was ever a time when best-laid plans go awry, it?s during an old house restoration.

The first time I embarked on renovation of a home, I thought I knew what I was doing. My grandfather was a carpenter; I practically grew up on construction sites. I even had my own little hardhat, just my size, and I was driving nails about the same time I was learning to write my name. So I was absolutely certain I knew what to expect when it was time to venture into my own adventures in home improvement.

All of that confidence?or was it arrogance??disappeared within two weeks of contracting for the new porch. It should have been finished by that point. Even the contractor said so. Instead, I was still trekking out my back door in order to get the mail, because my front door was completely unusable. When I signed the final check, the porch was done, and it was a long six weeks later.

Lessons learned in old house restoration

The lesson of patience is one I have learned time and time again?in fact, it is something I am reminded of every time I start a new project. That?s just one of the facts of home restoration to keep in mind in order to keep from losing your mind. Here are a few others:

1. Work on the essential areas first. Keeping your sanity requires having a sanctuary in the middle of all that construction mess. Choose a few rooms that are ?must have? areas and work on those first. You can live in that area while the rest of the house is a construction zone.
2. Got a timeline? Triple it. No matter how well you plan, something is bound to veer off-schedule. It might as well be the cardinal rule of old house restoration, so rather than fight it, simply give in and accommodate it by planning much more time than you think you will need. You will not regret it.
3. Be prepared for surprises. When you are dealing with an old house, surprises are around every corner and under every layer of old paint. Don?t be surprised if a simple job turns into a complex, expensive project. That cabinet refacing might be going great until the contractor finds the rotted wood underneath the sink?and then you have a much bigger issue than what kind of hardware you want for the drawers. Make sure your budget is prepared for it, too.
4. Know your limits. It can be very easy to look at a project and ask, ?How hard can it be?? It isn?t until you are deep into the work that you realize you don?t have the skills required to make it happen. For instance, you might know everything anyone could possibly know about the best replacement windows, but don?t let that confidence spill over into thinking you can install them on your own. Though there are some things that homeowners can do, most big jobs around the place will require a professional contractor.
5. Never stop learning. Watch what your contractors do. Ask a ton of questions?they are a captive audience, after all. Do plenty of research into restoration techniques. As time goes on, you can learn how to plaster that wall or the best way to remove the delicate antique trim for refinishing. What you learn on one project can be applied to another, and soon you just might become quite handy around the house.

One of the comments I received last week was to write about ideas for small space living, so today let?s talk about work spaces and home offices. So much of what we do now is online compared to 20 or even 10 years ago, it seems having a little place to set your laptop or store your desktop is an absolute must in any home.

Absent the luxury of an actual room to turn into a home office, there are many other ways you can pull up a little horizontal space to catch up on your email, do your online banking, or better yet, blog!� So where do you squeeze in a space for a home office where there is none?� Here are ten ideas.

5 tough questions for your old house contractor

I have dealt with a number of contractors over the years. Some of them were handymen who were retired from their full-time construction jobs and simply looking for a little work to fill their days. Some were contractors with vast teams of people, handling jobs in two or three different states. All were very experienced, had good reputations and wanted to do the job the right way. But sometimes, their version of ?the right way? wasn?t even in the same ballpark as mine.

Asking the questions that matter most

No matter how good the contractor is, remember that it is your house and your money?you are the one who has to pay for the work and then live with it when it?s done. So asking the tough questions of even the most seasoned contractor is absolutely necessary.

What are those questions? They go beyond the basics and get to the heart of whether the contractor can handle historic homes.

1. Tell me about your subcontractors. Your contractor might be well-versed in the challenges of an old house, but what about those he hires? Your work might actually be carried out by subcontractors under the supervision of their boss, so they should have ample experience with old houses, too. You might also want to ask about what kind of latitude they have in their work ? you don?t want them to make changes to the plans that you and the contractor have agreed upon.
2. What?s your experience with older homes? If the contractor says he has a certain number of years of experience, ask for more specific points. Is there any particular historical project he or his team have worked on? Is there any particular building in the area he can point to as an example? Where did he learn to work on older homes? Does he live in an older home himself? These questions can shed light on how familiar he is with building techniques in older homes,
3. Give me an example of a challenge you faced with an older home. Pay close attention to what that example tells you. For instance, a contractor who encouraged replacement windows over working on the old windows might have had good reason, but you need to ask further questions to make sure. If it seems the contractor is one to cut corners or try to talk a homeowner into something, that?s a big red flag.
4. How many projects are you handling? How busy the contractor is makes a difference in your timeline. Many home improvement projects go over schedule, and that is especially true with older homes. If the contractor has numerous projects lined up, it might take a while to get to yours. If your home is one of several having work done at the same time, there might be times when your house falls to the bottom of the to-do list. If there are several projects going on at once, get assurances that there is enough manpower in the company to handle it all.
5. Can I see an example of your work? A reputable contractor should have a short list of clients you can talk to, or several buildings he can point to that are representative of his company?s work. Check out the references and make sure that his reputation is really up to par before you sign on the dotted line.

These five questions can give you peace of mind at best, and at worst, they can send you on the hunt for another contractor whose work meshes with your style and hopes for the structure.

5 tough questions for your old house contractor

I have dealt with a number of contractors over the years. Some of them were handymen who were retired from their full-time construction jobs and simply looking for a little work to fill their days. Some were contractors with vast teams of people, handling jobs in two or three different states. All were very experienced, had good reputations and wanted to do the job the right way. But sometimes, their version of ?the right way? wasn?t even in the same ballpark as mine.

Asking the questions that matter most

No matter how good the contractor is, remember that it is your house and your money?you are the one who has to pay for the work and then live with it when it?s done. So asking the tough questions of even the most seasoned contractor is absolutely necessary.

What are those questions? They go beyond the basics and get to the heart of whether the contractor can handle historic homes.

1. Tell me about your subcontractors. Your contractor might be well-versed in the challenges of an old house, but what about those he hires? Your work might actually be carried out by subcontractors under the supervision of their boss, so they should have ample experience with old houses, too. You might also want to ask about what kind of latitude they have in their work ? you don?t want them to make changes to the plans that you and the contractor have agreed upon.
2. What?s your experience with older homes? If the contractor says he has a certain number of years of experience, ask for more specific points. Is there any particular historical project he or his team have worked on? Is there any particular building in the area he can point to as an example? Where did he learn to work on older homes? Does he live in an older home himself? These questions can shed light on how familiar he is with building techniques in older homes,
3. Give me an example of a challenge you faced with an older home. Pay close attention to what that example tells you. For instance, a contractor who encouraged replacement windows over working on the old windows might have had good reason, but you need to ask further questions to make sure. If it seems the contractor is one to cut corners or try to talk a homeowner into something, that?s a big red flag.
4. How many projects are you handling? How busy the contractor is makes a difference in your timeline. Many home improvement projects go over schedule, and that is especially true with older homes. If the contractor has numerous projects lined up, it might take a while to get to yours. If your home is one of several having work done at the same time, there might be times when your house falls to the bottom of the to-do list. If there are several projects going on at once, get assurances that there is enough manpower in the company to handle it all.
5. Can I see an example of your work? A reputable contractor should have a short list of clients you can talk to, or several buildings he can point to that are representative of his company?s work. Check out the references and make sure that his reputation is really up to par before you sign on the dotted line.

These five questions can give you peace of mind at best, and at worst, they can send you on the hunt for another contractor whose work meshes with your style and hopes for the structure.

Johnny Cash and the Lake House mystery

Some houses are owned by legends. Then there are the houses that become legends in their own right. The gorgeous Biltmore estate in Asheville, NC is an example of a house that became larger than life. Fallingwater, designed by Frank Lloyd Wright, is another.

Some houses have a quiet fame that is attached to their owners. One of those is the ?Lake House,? once owned by Johnny Cash. Cash was first a country music icon and later, an icon that transcended all genres of music. From classic hits like ?I Walk the Line? and ?Folsom Prison Blues? to more modern masterpieces like ?Hurt,? Johnny Cash could turn a simple song into an almost religious experience.

So it is no surprise that his beloved Lake House had a mystique all its own.

The house that became a legend

Cash fell in love with the house the moment he saw it. Builder Braxton Dixon was erecting the beautiful structure as a home for his own family, but Cash worked hard to convince Dixon to sell it. The builder finally agreed. Cash took up residence in 1968, shortly after his marriage to June Carter Cash.

The 14,000 square foot Tennessee home had wide windows that overlooked Old Hickory Lake, round rooms that were 35 feet across, seven bedrooms and gardens that stretched across the property. The house was filled with stone, marble and reclaimed wood salvaged from old barns. There was never an original blueprint?instead, the builder just did what felt right at the time, and the house took on a form all its own.

Over time, the legend grew. The Cash family hosted musicians of every stripe and style, dignitaries from all over the world and even a President or two. It became a place where great music was born. But it wasn?t closed off from the world?this was the kind of place where fans could stop to say hello.

Even after June?s death in 2003 and Johnny?s death four months later, the mystique of the house lived on. Photographs from that time show a house that was in need of a serious remodel?a good cabinet refacing would have been in order and maybe a bathroom overhaul, as well as replacement windows for those sides of the house that had faced lake-fueled storms for decades. But the rooms were just as majestic and the view just as breathtaking.

It was sold to singer Barry Gibbs in 2006, and was in the midst of renovation when the unthinkable happened: a spark ignited flammable preservatives being used on the outside of the house, and it went up in flames. The Lake House burned to the ground.

The mystery that haunts Old Hickory Lake

But this was not the only tragedy to take place on the lakefront. Roy Orbison once owned a home right next to the Lake House. It burned down, killing two of his three sons. Shortly after the deaths, Cash bought the property from Orbison with the promise, ?Only good shall grow on this land.? The Cash family planted fruit trees and cultivated an orchard on the spot.

A little further down the road once stood the home of Cash?s first guitarist, Luther Perkins. An accidental fire burned his home to the ground. Perkins eventually died of burns sustained in the fire.

The fire at the Lake House wrought such complete destruction that many in the country music industry said it was almost as though the flames had come from beyond the grave?that it was meant to be that only the Cash family would ever live in their beloved house. Though Gibbs still owns the property, he has no plans to rebuild on it. Today, the lot sits vacant, a quiet space overgrown by the gardens that the family loved.

The housing market: is 2012 the rebound year?

I have�written posts�discussing my annual�housing market predictions for the past two years. Unfortunately, they were pretty much spot-on. I felt�that as long as high unemployment existed and many of the people lucky enough to have a job were worried about cutbacks, home sales would continue to languish. Of course, all the foreclosures hitting the market and dropping home values didn?t help much either.

But what about 2012, are there any indications that this may be the year of the housing market rebound? The answer is a resounding maybe, but probably not. On the bright side ? it does look like this year�could be better than 2011 for home sales.�However, that?s not saying much as numbers are saying that 2011 was the worst year on record for the real estate industry.

First the housing market good news

So are there any bright spots on the horizon ? anything that might make a potential home buyer feel good about 2012? Well for one thing, interest rates are still unbelievably low. There were indications last year that they may begin to rise, but other than a few fluctuations that hasn?t been the case. The National Association of Home Builders/Wells Fargo builder sentiment index also rose in January.�The numbers�indicate that the nation?s builders are becoming a little more optimistic about the immediate future of their industry. The index is now at a 25 which is the highest it has measured since June 2007. While anything under a 50 is considered a negative outlook, at least we?re seeing some improvement.

Now the bad

Unfortunately, the good news continues to be weighed down by the bad. While interest rates are low, an article on CNBC reports�that tough credit requirements are preventing many potential homebuyers from taking advantage. The big problem for many young families is coming up with the down payments that are necessary to qualify for a loan. Housing values that continue to drop aren?t helping matters. An ABC News report states�that the S&P/Case-Shiller 20 city index showed a drop of 3.7 percent through November from the previous year.

So what does all this mean to the average person hoping to buy or sell a house in 2012? Well, if you have good credit, money for a down payment, and plan to live in the house for a few years, there may never be a better time to buy. An old house in my neighborhood that had been on the market for over two years recently sold to a young couple who plan to renovate. The home was originally listed for over $160,000 and they got it for under $120,000.

However, if you hope to sell a home in 2012, it may prove to�be a long tough year.
