The U.S. has been in the bad habit of tearing down old, often historic, buildings and constructing new ones. �The emerging counter-trend is to consider the entire life-cycle cost of building new versus making old buildings more energy efficient. �In other words, how much energy will a building use over one hundred years including the energy cost of construction?

A new home uses a huge amount of energy and resources to construct. �And even though newer homes are better insulated and have more efficient appliances, we are still using more energy than in the past. We burn up our efficiency savings by bringing more appliances and electronics into bigger and bigger homes.

An older home generally takes very little energy and few resources to renovate. �But, if does not undergo a serious energy retrofit (improved insulation, air-sealing, and HVAC systems), it can use even more energy than a new home.

The study concludes that ?building reuse alone is insufficient to meet our responsibilities to reduce climate change related impacts. This study demonstrates that retrofitting existing buildings with appropriate energy upgrades offers the most substantial emissions reductions over time.?

The study also cautions against the uber-renovations of old homes that became common during the housing boom. �It emphasizes that design matters. �Stuff an old house with new materials and you may lose the benefits of reuse.

The authors conclude that the bottom line is that ?reusing existing buildings is good for the economy, the community and the environment. At a time when our country?s foreclosure and unemployment rates remain high, communities would be wise to reinvest in their existing building stock. Historic rehabilitation has a thirty-two year track record of creating 2 million jobs and generating $90 billion in private investment. Studies show residential rehabilitation creates 50% more jobs than new construction.?

Around one-quarter (28%), or 1.1 million households, plan to renovate within 12 months.

Americans may finally be in a position to breathe easier. And so much for a long time coming. It seems, at least at the top, as the real estate market may be over and the prospect is looking good. Unfortunately, it?s been a few tough years, and many Americans in the amount of lost over a million homeless. But it does not seem to be on the horizon, which for many of us at least a start in the right direction optimistic.

Initial estimates predict that not only is the home sales, but also the construction, increase this year. This is followed on a slide for five years even in competition with the Great Depression. Of course, this correction will not happen overnight and will certainly take some time. House prices are still expected in the autumn of this year with an increase in seizures. That sounds more like a doom and gloom scenario.

However, this may not be a bad thing, and it has already shown signs of stabilizing. One of the reasons why the outlook has stabilized for the first time in three years, unemployment dipped below 8.5%. Not only that more than 200,000 jobs were created last month. This is also partly due to receive lower interest rates, mortgage buyers are now. So while property prices are still down, we begin to see a balance now, with the creation of jobs. And that?s what analysts believe that we have seen the end of the housing crisis. Others say that the ground has not yet been reached, but could do so this year. Anyway, it seems that we moved to stabilize.

Experts believe that while new home sales rise by 12% in 2012. There is a huge increase of 74% since last year. New construction also holds its own. Experts predict a 37% increase in the starter houses. All of this has home builder shares now crush against the broader market.

Is it time for me to sell my house? This can be a little premature. Although there are good prospects for this year, the owner must be remembered that the cost of the houses even after the bottom. It still feels a little too early for a seller?s market to return. Although I am not desperate to sell my house, am at the time, it can at least think about it, it puts on the market. Even the thought of it is much better than where we were in those years.

Simple Tips And Strategies On Home Improvement

Make sure any contractor that you?re considering has the proper licensing your state requires. This information can be found online from your state government, or through a telephone call. Contractors who are unlicensed may have lose their license in some way or may not be reputable.

A coat rack mounted on your wall is a nice way to display necklaces and other jewelry. Do not display your high-priced or irreplaceable jewelry. Jewelry that is displayed nicely can be a lovely decorative touch to any room. This method has the added benefit of keeping your pieces free from tangles and knots. Take out the pieces of jewelry you wear rather often and put those in a handy spot.

Spring is the perfect time to make an annual roof inspection. Check to see whether any shingles have blistered or curled. Any that are damaged need to be replaced. If you take care of damages, it will help you when you have to fix major things later on.

Any area in the home that experiences moisture, such as the kitchen or bathroom, should should have water-resistant wall board installed. ?Green board?, as it is known in the trade, is water resistant. It will also resist any moisture better than regular boards so is a great choice for this type of use.

Paint is the first thing to think about when you?re styling a room. This will save you the trouble of worrying about where the paint ends up. No matter how many drop cloths you lay down, a little paint is bound to end up on your lovely new floor.

If you have a hole in your home that you think mice are using as an access point, put steel wool inside. Mice are unable to chew steel wool, so they will be trapped in their hole.

Stay on an even keel! Reduce obnoxious noises in your home. A noisy ceiling fan often needs balance help. A lot of times, you can adjust the screws on the fan. A small amount of debris can cause a fan to clog and become unbalanced. After you adjust the screws, make sure the fan is not dirty. Clean the fan blades if necessary.

Lampshades are not typically very interesting. Buy some cheap stencils at your local craft store, and using some acrylic paint or dye based ink pad, dab around the designs, transferring them to your lamp shade. Not only can you match the color or theme of the room, but you can even match the design of rugs or other aspects to tie the room together.

If you want to spruce up your living room, add some unique accents for flair. Try a zebra, leopard, or any other printed pillow or rug that interests you to add some excitement and color to the room.

Start thinking about, and planning for, your home improvement project early in the game. By starting early in looking for ideas regarding your home, you will be able to come across a lot of ideas before you need to decide. Removing the rush to find just the right color scheme will reduce the stress of your renovation.

You should remember to not be fearful of new things and to tackle it one piece of the home improvement project at a time. If someone is able to do it, then you can probably do it too! If you consider these suggestions, you will be able to improve your home without any issues.

The Housing Market Effect On The Economy

Each owner has surfed the Internet to get an idea of ??the value of homes in the neighborhood. House prices continue to fall to a drain on the economy. The lowest mortgage rates in history, not a blessing to enjoy big enough for many buyers, the unique combination of historical rates and house prices have been more attractive. How much property that contribute to the economy, is another question. Some experts say as little as 10% and another economist estimates, as much as 20% of business is real estate. The housing has a domino effect on the economy. Lower sales of real estate will eventually lead to lower property prices. This can then reduce the amount of home equity loan the owner to receive what in consumer spending.

Nearly 70% of the economy of the United States is based on personal consumption. The decline in consumer spending contributes to a downward spiral in the global economy. Return recently 2002-2004, the owners have refinanced their mortgages took an astonishing 400 billion U.S. dollars of cash, most of which was injected into the economy. It is no longer a source of most of the original owner and put a damper on additional spending. The only good news in real estate prices down, it is reducing the chances of higher inflation.

It was assumed that turning around the housing is the key to turning around the economy. It is no coincidence that home sales and prices have fallen, so follow-up of the economy. How big of a drag housing has been on the economic recovery? The answer is that housing was a major factor for the slower recovery. When the Real Estate business would be an important stimulus for the economy with lower unemployment rates and add the creation of more jobs through construction.

While the real estate bubble of the mid-2000s, builders spent more than $ 600,000,000,000 a year on earth, materials and salaries. There are many other ways, that has the real estate market, the economy will be increased in the last ten years. The wealth effect that comes to mind when house prices rise, people feel richer. Four years after the recession officially began in December 2007, economists, businesses and consumers have expressed growing optimism about the recovery in recent weeks.

The property market is slowly ticking, mainly at young adults, who with her parents, who lived in their own homes surrounded by strong employment growth in travel. The inventory of new homes have reached a record high, at some point, we ramp the construction of houses in a big way. After adding nothing to the economic growth in the last six years, the expectations of housing finally make a significant contribution to the global economy in 2012.

I have�written posts�discussing my annual�housing market predictions for the past two years. Unfortunately, they were pretty much spot-on. I felt�that as long as high unemployment existed and many of the people lucky enough to have a job were worried about cutbacks, home sales would continue to languish. Of course, all the foreclosures hitting the market and dropping home values didn?t help much either.

But what about 2012, are there any indications that this may be the year of the housing market rebound? The answer is a resounding maybe, but probably not. On the bright side ? it does look like this year�could be better than 2011 for home sales.�However, that?s not saying much as numbers are saying that 2011 was the worst year on record for the real estate industry.

So are there any bright spots on the horizon ? anything that might make a potential home buyer feel good about 2012? Well for one thing, interest rates are still unbelievably low. There were indications last year that they may begin to rise, but other than a few fluctuations that hasn?t been the case. The National Association of Home Builders/Wells Fargo builder sentiment index also rose in January.�The numbers�indicate that the nation?s builders are becoming a little more optimistic about the immediate future of their industry. The index is now at a 25 which is the highest it has measured since June 2007. While anything under a 50 is considered a negative outlook, at least we?re seeing some improvement.

Unfortunately, the good news continues to be weighed down by the bad. While interest rates are low, an article on CNBC reports�that tough credit requirements are preventing many potential homebuyers from taking advantage. The big problem for many young families is coming up with the down payments that are necessary to qualify for a loan. Housing values that continue to drop aren?t helping matters. An ABC News report states�that the S&P/Case-Shiller 20 city index showed a drop of 3.7 percent through November from the previous year.

So what does all this mean to the average person hoping to buy or sell a house in 2012? Well, if you have good credit, money for a down payment, and plan to live in the house for a few years, there may never be a better time to buy. An old house in my neighborhood that had been on the market for over two years recently sold to a young couple who plan to renovate. The home was originally listed for over $160,000 and they got it for under $120,000.

However, if you hope to sell a home in 2012, it may prove to�be a long tough year.

Whitegoods top list of consumer complaints

Whitegoods have�topped the list of consumer complaints made�in�New South Wales, according to�the�Minister for Fair Trading, Anthony Roberts.�Whitegoods, electrical, and gas products accounted for 2,611�complaints of the 42,500 received in total by the agency in 2011.

Defective or�unsatisfactory goods, repairs, maintenance and refunds were cited�as the most common problems. Research shows that Australians are�frustrated with outcomes when faced with defective white goods and�electronic goods especially, said the minister.
