7 tips for first time home renovators

A recent study for�Winning Appliances has revealed just over half (51%) of Australian homeowners are planning to renovate within the next four years.

Around one-quarter (28%), or 1.1 million households, plan to renovate within 12 months.

Among those planning to renovate:

One third (37%) will renovate their bathroom,
One quarter (28%) will renovate their kitchen,
One quarter (25%) will renovate their living areas,
18% will renovate the laundry.

John Winning, CEO of Appliances Online and Winning Appliances, said: ?This research indicates Australians are still willing to invest in their homes and renovate, potentially to upgrade a kitchen or bathroom rather than selling the house and buying a new home.?

?It?s the perfect time to renovate ? as consumers have access to more technologically advanced products than ever seen before, at the right price,? Mr Winning said. ?A well-executed renovation can earn an excellent return on investment. Creating an environment that is modern, stylish and highly functional can also improve time efficiency and wellbeing.

?One of the biggest renovating trends over the past year has been to create the kitchen as the centre of the home ? and the oven is often the first design element in any renovation process.?

The research found Queenslanders and South Australians were the most likely to renovate in the next 12 months 34% and 35% respectively, followed by those living in New South Wales (27%), Victoria (26%) and Western Australia (22%).

?Global economic uncertainty has not stopped innovation, and 2012 is set to reveal more innovations in cooking and laundry appliance technology, with induction cooktops, pyrolytic and steam ovens, and more energy efficient clothes dryers available for renovators,? Mr Winning said.

?We have found the past few years of economic uncertainty has changed how people shop for whitegoods and appliances ? to the benefit of the consumer. Australians increasingly shop around for the best deal ? using online sites such as Appliances Online to research products and prices. Consumers also expect unbiased advice and the best possible customer service ? which is the secret behind both our offline and online retail outlets,? he said.

The Galaxy Research survey for Winning Appliances was conducted via an online research panel of 1091 Australians aged 18 to 64 years.

The study also found that among homeowners, one in four (25%) say that they have never renovated. Conversely more than half (58%) have renovated within the past four years with almost one in three (32%) saying they have renovated in the last 12 months (40% of Queenslanders and 43% of South Australians say this).

Mr Winning said: ?Our ultimate objective is to help our customers find the most suitable product to meet their specific requirements based on individual taste and budget. This is especially important for first-time renovators who are often on a steep learning curve and in need of assistance.?

Winning Appliances? 7 top tips for renovators:

1.�� �Have a plan and stick to it.
The most successful renovations are those that have a clear vision from the start. Without a decent plan, renovations tend to become lengthy and expensive.
2.�� �Leave the tricky stuff to the professionals.
If you feel confident doing something yourself by all means go ahead, but for the more difficult tasks it would be prudent to pay a professional tradesperson to get it done right the first time.
3.�� �Don?t cut corners.
While it?s always wise to shop around to get the best price on materials, it?s not a good idea to compromise on quality.
4.�� � Use the right tools.
If money is an issue and you don?t want to fork out huge amounts for a tool you?ll only use once, you might be able to hire it for a fraction of the price.
5.�� �Research your appliances.

In addition to the 51% of homeowners who will renovate within the next four years, a further 7% are planning to renovate in the next five to nine years and 4% are planning to renovate in the next ten years or more, and one quarter (26%) are not planning to renovate at all.

5 tough questions for your old house contractor

I have dealt with a number of contractors over the years. Some of them were handymen who were retired from their full-time construction jobs and simply looking for a little work to fill their days. Some were contractors with vast teams of people, handling jobs in two or three different states. All were very experienced, had good reputations and wanted to do the job the right way. But sometimes, their version of ?the right way? wasn?t even in the same ballpark as mine.

Asking the questions that matter most

No matter how good the contractor is, remember that it is your house and your money?you are the one who has to pay for the work and then live with it when it?s done. So asking the tough questions of even the most seasoned contractor is absolutely necessary.

What are those questions? They go beyond the basics and get to the heart of whether the contractor can handle historic homes.

  1. Tell me about your subcontractors. Your contractor might be well-versed in the challenges of an old house, but what about those he hires? Your work might actually be carried out by subcontractors under the supervision of their boss, so they should have ample experience with old houses, too. You might also want to ask about what kind of latitude they have in their work ? you don?t want them to make changes to the plans that you and the contractor have agreed upon.
  2. What?s your experience with older homes? If the contractor says he has a certain number of years of experience, ask for more specific points. Is there any particular historical project he or his team have worked on? Is there any particular building in the area he can point to as an example? Where did he learn to work on older homes? Does he live in an older home himself? These questions can shed light on how familiar he is with building techniques in older homes,
  3. Give me an example of a challenge you faced with an older home. Pay close attention to what that example tells you. For instance, a contractor who encouraged replacement windows over working on the old windows might have had good reason, but you need to ask further questions to make sure. If it seems the contractor is one to cut corners or try to talk a homeowner into something, that?s a big red flag.
  4. How many projects are you handling? How busy the contractor is makes a difference in your timeline. Many home improvement projects go over schedule, and that is especially true with older homes. If the contractor has numerous projects lined up, it might take a while to get to yours. If your home is one of several having work done at the same time, there might be times when your house falls to the bottom of the to-do list. If there are several projects going on at once, get assurances that there is enough manpower in the company to handle it all.
  5. Can I see an example of your work? A reputable contractor should have a short list of clients you can talk to, or several buildings he can point to that are representative of his company?s work. Check out the references and make sure that his reputation is really up to par before you sign on the dotted line.

These five questions can give you peace of mind at best, and at worst, they can send you on the hunt for another contractor whose work meshes with your style and hopes for the structure.

A Typical Day in My Life

Well hello everyone ? it?s been asked a few times and then came up again as a suggestion in the anniversary post that I share a typical day in the life with you.� Personally, I see my life as very hum drum, kind of boring if you ask me, but it?s the best kind of boring.� Here?s a peek at my typical weekday as it often goes from sun up until sundown.��

7 a.m.�� Time to wake up since we need to get both kids to school by 8 a.m. ? I can always tell by the light in our bedroom what time it is, my mister has an alarm clock but I don?t.� Each day always begin with strong coffee, one of my absolute morning essentials, Peet?s French Roast with fat free half and half ? gotta have it.

The kids get breakfast first, sometimes it?s my mister?s ?famous eggs? ? he really does make the best scrambled eggs in the world ? we love them with sourdough toast. But today it?s a simple bowl of cereal before it?s time to get dressed, brush teeth, and make lunches.� These are my munchkins ? my reason for living ? my babies who are growing up just too fast for me, they are six and eight now, when did that happen?

8:00 a.m.�� Dad drops the kids off at school and I head to ?the office?.� Here is where I work every morning.� I replaced the old table with some new file cabinets and a top by IKEA but three things are clear 1. the top doesn?t reach all the way across ? oops.� 2. I need a new fabric or woven shade and 3. I rotate chairs through here like I change my yoga pants because I just haven?t found the perfect one yet.� Someday soon I?ll pull it all together, bring in more color, and find the perfect desk top and chair but for now, I?m fine with the imperfection and whiteness of it all.���

I have an office mate who?s more concerned with her own grooming than anything else (oh you have one of those too?) but she does keep me company each morning.

8 a.m.�� I start by checking the comments on the latest blog post and responding to pending questions, then it?s my time to read other blogs ? I spend about 30 minutes catching up on my favorites and use Google Reader to do it.� Next it?s a little social media, Twitter and Pinterest mostly, then it?s emails ? ack, I?m terrible at responding to every single email because there are many but I try I try I try?� time flies by and now it?s 11:00 a.m and I?m ready for a break.

11 a.m. to 1 p.m.�� I like to leave my house everyday around 11 a.m. ? sitting at my desk after three hours makes me a little grumpy so every other day I do 20 minutes on the treadmill in the garage, then I shower and head out to run errands or pick up supplies. For lunch, I often stop in to my local hometown market where they have really good hot food to grab some protein and a small salad, today it?s Chicken Diablo and greens with avocado ? I bring it home and sometimes I even put it on a plate.

I eat in front of my kitchen window standing up, weird right?� It?s a habit ? I think a lot of us moms get in this habit of eating lunch standing up, like sitting down in the middle of the day is some kind of luxury we?re not allowed ? anyway, I stare out the window and listen to my iTunes or talk radio for about 10 minutes while I eat.

1:30 p.m.�� Back to work at the computer, gathering and editing images ready for the next day?s post before it?s time to pick up the munchkins from school.��

2:30 p.m.�� Pick up time ? I drive to pick up my children at their public school and on nice days they play outside at the playground with their friends until 3 p.m.�

3 p.m.� Back at home, we make a snack and then they start homework.� When it?s done they go play and I head out to the garage to work on a project, today it?s a pedestal table I?m priming for a friend before it gets painted.�

We have softball and piano lessons during the week so I get them ready for those extracurricular activities but when they?re not involved with that they do what kids do best, they play.� And they make a lot of messes.�

There?s that quote that goes ?a perfectly kept house is a sign of a misspent life? ? true, but I prefer to say it a little differently ? an imperfectly kept home is evidence of a life well lived with your loved ones.� Think about it ? sure those messes wouldn?t exist if they weren?t there, but then the point is they wouldn?t be there at all.� So I *try* to embrace the messes ? you don?t see it very often in pictures around here, but it is our constant state of existence and I?ll take the mess plus the little people over a clean but empty house any day of the week.�

4 p.m.� Time to do some morning dishes, then I pop open my laptop on the kitchen island to catch up via social media or respond to emails.� It?s also time to change the clock battery which has been dead for a few days . . .�

5:00 p.m.��� Time to make dinner, some nights I cook a full dinner, other nights it?s just a roasted chicken from the grocery store with vegies or some simple pasta.� We eat around 6:30 p.m when Dad gets home from his full time job and we talk about our day.�

7 p.m.�� Time for the kids? bath and to straighten the upstairs. I?m good at washing the clothes. I?m good at putting them in the dryer, but I?m terrible just terrible at folding them right away so by Thursday this scene is not uncommon.�

Go on, Pin it!

I make a dent in it, just enough so we have clean clothes for a few days, then put the rest back in the laundry basket. It?s my eternal struggle ? the never ending laundry pile. There might be a small child in there, I?m not sure.

8 p.m.� Kids are tucked into bed with their teeth brushed, and I?m in my office for an hour finishing up a post.� I get lonely in there so I like to move to the couch around 9 p.m. with my laptop to be with my hub ? sometimes we?ll make some popcorn and we often catch up on the news or recorded shows together.�

I hear you mocking my fuzzy slippers and pastel plaid pajamas.�

If I don?t finish up a post by 11 p.m. I just close up shop and finish the next day instead. I?ve learned that the hard way how sleep is essential to my survival the next day.�

11 p.m.� A quick and very very hot bath (every night!) then off to bed with a book or magazine.�

I do not have a nanny or a regular babysitter or a virtual assistant, but I do have some help with housecleaning a few times a month, and I have an incredible band of supportive moms.� We all help with each other?s kids and their support is what really keeps me sane ? I?m grateful for them every day.�

So that?s it ? my typical day ? suburban, repetitive, full of messes but a lot of love, and I wouldn?t change a single thing.�

One quarter (25%) will renovate the living areas, 31% will renovate other areas and 12% will renovate their entire home.

In addition to the 51% of homeowners who will renovate within the next four years, a further 7% are planning to renovate in the next five to nine years and 4% are planning to renovate in the next ten years or more, and one quarter (26%) are not planning to renovate at all.

Hello all, it?s almost Friday but I wanted to share one more DIY project I wrapped up this week with all of you.� My good friend just bought a house and now we?re both excitedly fixing it up and decorating it too.� We?re on a tight budget but I say bring on the challenge!

A few weeks ago I scored some solid wood side tables at (where else?) a thrift shop and they were four dollars each.� Four dollars?� Sold!� The wood tops needed some work but I also loved the idea of redoing the bases a crisp white gloss paint.� Here they are:

The tops were in bad shape, but that?s nothing a little sanding and new stain won?t fix.

Here?s the cast of characters: spray primer, gloss white spray paint, wood conditioner and Minwax stain and polyurethane combo, also fine steel wool (not shown)

Here?s the quick play by play, first I smoothed down the tops to remove any leftover varnish and get rid of the scratches with my orbital sander and medium grit pads.

Next I wiped down the tops and then covered them up with good ol? fashioned plastic Saran Wrap and painter?s tape, then gave the legs a coat of spray primer and then two light coats of gloss white spray paint ? I love RustOleum?s version.

Once the bases were fully dry I removed the plastic wrap, conditioned the tops with wood conditioner, then applied two coats of this Polyshades in Antique Walnut ? allowing to dry between coats and using steel wool in between coats to smooth out the surface.

As great as it is to combine stain and polyurethane together, the tables needed another coat of polyurethane, so for that I used Minwax Wipe On Poly by itself (not shown).

Now my friend has a sweet pair of new side tables for her living room for four dollars each (not including the paint and stain I had in my supply closet).

These tables have a crisp modern look to them, I love the clean lines, they would work well in so many different style rooms.� And they remind me of these frame side tables at Crate + Barrel for $349.

Pretty nice savings right?

Inaccessibility of Affordable Housing

In recent years the property prices across the country is like, so that revenue. This means that, in spite of the availability of affordable housing, low-and middle-income families with housing costs, as well as they ever fight. City agencies and the state have taken the problem seriously, to increase the search for innovative solutions to accessibility and affordability.

New York City is in the midst of an aggressive campaign ? the creation or preservation of affordable housing 165,000 units by 2014. The city is more than half of their goal, and on the right track to end the campaign prematurely. However, residents with low income and middle-income countries face other challenges related to affordable housing.

Although there are organizations to help families find and apply for low-income housing are available, these agencies often have difficulty keeping track of available units. On the Development Corporation of North Brooklyn, for example, employees must often resort to skimming newspaper ads and websites to find affordable housing. They call the property manager and employees of other state agencies, all in an effort to provide their customers with the most accurate and up to date as possible offer.

Find specific information is also available for prospective residents that the employees are too heavy for them. Local newspapers have several people who have asked for months looking for apartments at below-market rates prices. One of them described the process as ?Labyrinth?, and the Director of the Policy Division of the City Council added, many housing applicants never get answers to their questions.

Despite significant progress in New York still has an information system to develop by aggregation of affordable housing. Development agencies for housing projects to know when are approved and completed, but they do not share this information with other departments. Animal welfare organizations know if low-income families need places to live, but ? again ? they do not share information. In addition, agencies are not always informed when the existing units are available. The result is that employees of the agency must use a hodgepodge system to find and update the information.

New York is not alone. Many cities struggling to closely monitor the affordable housing units. The result is that the benefits may be lost to the increased availability, as are local residents and service providers may not be the open units. This is a common problem that developers of housing can be uniquely qualified to solve. Because they are responsible for the formation of most low-income housing, they may be able to consider a reporting system in their proposals ? a simple process to quickly and efficiently inform the competent government units that are available or become available.
